Waterloo Flat Renovation Project
Dan and Tom wanted to completely renovate their small one-bedroom flat in Waterloo. The flat had not been updated in the last 15 years and was tired and worn out. They had little to no storage in both kitchen and bedroom along with dated windows and old bathroom. The space was not functional for their home needs and we were really looking to maximise the interior of their home.
Being close to the heart of central London, they desired a modern yet contemporary space with storage solutions to maximise their flat’s potential. Their aim was to create a cosy home with neutral tones that would also appeal to future Airbnb guests, a home they would be proud to show off.

The budget for this project came to just under £100k as it was done with premium products and included the following –
- Installation of a bespoke kitchen with modern appliances and additional storage.
- Complete renovation for a sleek, modern look.
- Custom joinery for the master bedroom, including wardrobe and headboard.
- Electricals: New switches, sockets, and electrical circuits throughout.
- Windows: Replaced all windows for improved insulation and aesthetics.
- Flooring: New flooring throughout the flat.
- Painting: Painted all rooms, including woodwork, with a neutral palette.
- Selection of contemporary furniture, lighting, and accessories.
- Plumbing: Installation of new radiators and updated plumbing systems.

What we did:
Concept / layout
- We kick started with an online consultation / questionnaire where we delved into detail about what Dan & Tom problems, design styles, worries and stresses were. On the call we arranged for me to visit the property to dive into these issues they were facing and how I could help release some of these worries they were facing.
- After visiting the an initial mood board was created to make the design style was aligned
- We then produced a functional layout to maximise their home, including a new kitchen layout plan.
Design Development
01. Design
- We created a full home design which included kitchen design, bespoke joinery, new windows, new flooring as well a complete new bathroom design.
- As we were trying to maximise storage and space we cleverly decided to use every little corner we could, even having storage in the bespoke headboard and adding pocket doors throughout the property to save space.
- The kitchen design was designed with additional storage, work space and a dual functioned as a breakfast bar come work space. Creating a brand new feel to the property which would be a show stopping piece.
- As the property was a flat the client wanted soundproof flooring, a smart solution we incorporated the use of cork floor underlay which would keep costs lower.
- We also included a brand new lighting and electrical design which included new lighting throughout as well as sockets and switches.
- Once the clients were happy overall, we finalise the design with ‘visuals’ to help the clients see the space as a whole. During this time a sample pack was sent to help them see and feel all the materials & fittings and understand how they would actually look in their home
- When signed off, we start planning the renovation works and general project management.
02. Project Management / Construction
- As the clients found the idea of renovating their home alone rather overwhelming we took care of all the stress by sourcing all the furniture and fittings on their behalf, passing on exclusive trade discounts.
- To complete the transformation, we returned for a final styling day to get the space looking pristine before Dan & Tom moved back in.
03. Sourcing & Styling
- We created detailed drawings and work descriptions to handover to our trusted trades and gathered quotes for the clients so they didn’t have to deal with the overwhelm of searching for reliable trades.
- We wanted to create a turn-key service for the client that was as stress-free as possible so full project management on-site from concept to completion was provided, this included weekly site visits.

Dan and Tom were thrilled with the results. They appreciated the attention to detail and the seamless integration of contemporary design elements with a cosy atmosphere. The flat not only met their functional needs but also became a beautiful sanctuary for them and future guests in the heart of Waterloo.
